Tuesday’s Tool Box Tips – Ways to Increase the Value of your Home

Making home improvements is one of the only controllable ways to increase the selling value of your home. Even minor adjustments can add value to your home and make it more appealing to potential buyers. Here is a list of some home improvements that you can make that can instantly add value to your home.

  • Repaint: This is a simple way to add value and make any room look brand new. Make sure to stick with neutral colors to appeal to most buyers.
  • Bathroom updates: The bathroom creates a lot of value in a home, so making sure that the bathrooms are clean and updated is important. Something as simple as changing the wallpaper or putting in new grout can change the whole look of the bathroom.
  • Clean or replace flooring: Clean floors make a huge impression and may affect the spaciousness of the room. Be sure to deep clean any spots on the carpet or replace flooring when necessary.
  • Kitchen Updates: The kitchen is the biggest value adder but it is also one of the most expensive. Installing new appliances, storage, or materials to a kitchen can influence a buyer into making an immediate decision on a home.
  • Exterior/ Yard work: The outside of the home is the first thing a potential buyer sees. Making sure that the yard is organized is important, but don’t forget to make sure the roof is in good shape and the exterior paint isn’t faded.

Make sure that before you start on any improvements to your home that you plan the expense and potential value for each improvement. It is always wise to talk to a professional before starting on any serious home improvement project. Shannon Milligan, a Richmond VA real estate agent, wrote a detailed blog of her experience in choosing a contractor and working with UrbanBuilt.  She worked first hand with Adam Pillsbury, Managing Partner-Richmond Division.

Read a portion of the full blog below:

Why did we select UrbanBuilt? Aside from having completed some construction work for us in the past, they were competitive with their bid. Cost effective, check! Next, the project manager, Adam Pillsbury, is experienced. Check! Adam previously worked as a project manager for one of the country’s largest home builders and as the Managing Partner for UrbanBuilt’s Richmond division, I have watched him create some amazing spaces. Finally, Adam has consistent communication with us, often responding to our requests the same day. Trust, check! Ultimately, we knew UrbanBuilt would have our back. “Reliable. Honest. Integrity. Quality.” That’s UrbanBuilt’s commitment which lines up with my own mission statement of “Winning with Integrity.” Like peanut butter and jelly!” – Shannon Milligan, a Richmond VA real estate agent at the RVA Home Team with Jefferson Properties.

UrbanBuilt Partners With GEDCO Homes

This year we received the chance to partner with GEDCO Homes, an organization that serves families and individuals who have low to moderate incomes, and who are qualified home-buyers.  We worked hand in hand with GEDCO Homes to complete full-gut residential renovations in Baltimore County; specifically in Better Waverly, Coldstream-Homestead-Montebello, Ednor Gardens-Lakeside, and Waverly neighborhoods.  This program seeks to strengthen those neighborhoods by developing safe and affordable housing.

Pictured above are the 3 full-gut renovations that we recently completed for GEDCO Homes, which are located in the Waverly neigboorhood.
